GUIDE · WISCONSIN

Your home’s sale price is not its rebuilding plan.

Before a home insurance review, separate what a buyer might pay for the property from the estimate used to rebuild the house. Use these questions for a conversation with Todd.

What the numbers are trying to describe.

Market value concerns a sale of the property, including factors such as location and land. A rebuilding estimate concerns the cost of reconstructing the home. A mortgage balance is a third figure with a different purpose. Do not use these amounts interchangeably when deciding what to discuss with your agent.

Make a short record of recent changes.

Before the review, write down the rooms or features that have changed since the policy was arranged. You do not need to calculate a new limit yourself. Give Todd the details needed to discuss an updated estimate.

  • Kitchen, bathroom, or major electrical and plumbing updates.
  • Finished space, additions, attached structures, or custom features.
  • A roof replacement, new construction materials, or changed building use.

Ask about the settlement terms, too.

A rebuilding estimate alone does not explain what a policy will pay. Ask how the limit, deductible, valuation provisions, and any applicable conditions work together. Have the explanation tied to the actual proposal. This guide cannot determine the right limit for a specific house.

Bring one clear question to the review.

Try: “Can we review how my dwelling limit was estimated and what I would need to do after a covered loss?” If you also want to discuss belongings, make that a separate item. Share a general description in the initial form and arrange a suitable way to provide documents afterward.

Questions before you start.

Should I insure the house for its purchase price?

Ask for an estimate based on the property’s rebuilding characteristics and the proposed policy terms. A sale price, loan balance, and rebuilding estimate serve different purposes.
