Property questions start with what the business uses.
Make a list of buildings, contents, inventory, tools, and equipment, then identify what is owned, rented, or borrowed. Explain where items are normally kept and whether they travel. Ask Todd which items and locations a proposed policy describes and how a covered loss would be valued.
Liability questions start with the work.
Commercial liability concerns covered claims against the business, including certain bodily injury or property damage allegations. Defense provisions, exclusions, and limits must be reviewed in the actual policy. General liability is not a promise to cover every mistake, professional service, or employment-related issue.
Use two lists during the review.
Keep the property inventory and a description of operations side by side. This makes it easier to spot a new activity or an item stored somewhere the original discussion did not include.
- Property: what is it, who owns it, where is it kept, and how is it used?
- Operations: what work is performed, for whom, and at which locations?
- Contracts: what requirements need an agent’s review before signing?
- Changes: what has been added, moved, or discontinued?
Ask for clarification before choosing a package.
Have Todd point to the relevant coverage in the proposal and explain any separate review needed for your business. Other exposures may need specialist coverage. This guide does not establish that every policy type or business class is available through the agency.
Questions before you start.
If I rent my space, is my property already covered?
Do not assume a landlord’s policy protects the business’s own contents or responsibilities. Describe the lease and property arrangements to Todd and ask for a review.

Independent resources provide additional context; they do not imply a government endorsement of Luedtke Insurance.
General information only. Coverage, eligibility, limits, exclusions, and availability depend on the insurer and actual policy. This page does not bind, change, or cancel insurance. Confirm your specific needs with Todd and your insurer.
